For commercial use, planning permission may be required. If you are introducing a brand new glamping site you should secure the necessary permissions in advance of ordering your pods.
For domestic and private use, where the pod’s use is ancillary to the main dwelling and within your property boundaries, planning is not usually required. However, you should discuss this with your local authority as a first point of call.
Ideally, you should have your foundations completed, and the water, electric and waste connecting points situated at the back of the plot ready for connection, prior to your pod arriving.
Pods can be delivered flat packed, or as a complete unit depending on delivery access and installation requirements.
All our pods are constructed here in the UK.
– The pod will be built to watertight standards including doors, windows and sheeting
– A full kitchen and bathroom installation including fridge freezer, electric hob and microwave
– Electrical wiring for the hot water supply, plus sockets and lights (light fixtures not included)
– Tongue in groove boarded walls and ceilings, primed for painting and decorating
Delivery costs will be confirmed once we have verified your requirements (i.e. number of pods, location etc).
We require a 50% deposit to secure your build slot. Following receipt of this deposit, the technical drawings will be sent to you, so that you can begin with the ground preparation work. A further 25% payment will be required to release your pod for delivery, and the final 25% will be required on the day that all work is finished on site.
Glamping Pod FAQs
There is no cap on how many glamping pods you can order with us. The quantity purchased will determine build and delivery time frames, so if you are looking to purchase multiple pods, get in touch to get a competitive and accurate estimate.
Again, the build time will vary based on the size and quantity of pods required. However, we will provide an accurate time frame upon quotation.
Yes! Installation is included in our service offering. This can include electrics, heating, internet hook-up, and even plumbing.
You can upgrade the heating facilities for your pod at competitive prices. We have a range of top-quality glamping heaters to choose from, all of which can be fully installed.
Our coal bunker camping huts can be connected to the mains electricity should your site have adequate access to these utilities. Alternatively, a generator may be required. We are happy to advise on the set-up for your specific circumstances, just give us a call. Alternatively, you can choose to keep your glamping site authentic and at one with nature by staying off the grid entirely!
We have three models of the coal bunker glamping pod, that increase in space and size:
- The ‘Quarter Ton’ sleeps 2 on a mezzanine floor.
- The ‘Half Ton’ has an additional room coming off the side of the pod, which can be used as a bedroom if you choose.
- The ‘Ton’ has 2 additional rooms coming off the same side, which again can be used as a bedroom if you wish.
Therefore, the pods can comfortably sleep up to 6 people, using whichever bed configuration you desire in extra rooms, i.e. double, 2 single, bunk beds etc., in combination with the mezzanine floor in the main pod.
Garden Room FAQs
Yes. Garden pods can easily be converted into a bedroom. Pop a day bed in and use your garden room for occasional visitors. Furthermore, we also supply quality heaters, specifically designed for pod installations. However, if you intend to use your building as a permanent abode then planning permission may be required.
Yes, we can insulate our pods so that they can be used all year round. We also supply a selection of glamping stoves to keep you toasty in the winter or while enjoying long summer evenings outdoors.
We use high-quality timbers, strong, resilient metal and a range of premium insulation and weatherproofing materials. Thus, creating stunning units that are built to last.
The energy efficiency of our garden pods can vary depending on usage. However, we provide various energy-saving solutions including a variety of insulations for heat retention. We can also install energy rated windows and doors. Contact us directly to discuss this with a member of the team.

Garden Office FAQs
In many cases, planning permission isn’t necessary to install an office pod. However, if you plan to rent out the Coal Bunker Pod, planning permission would likely be required. Each local authority will have their own policies, so please contact your local council for this information. We recommend you do this as a first point of call.
The price of the pod will include:
- Building to a watertight condition inclusive of sheeting and doors/windows
- Plumbing work including fitted bathroom
- Kitchen fitting, inclusive of fridge freezer, microwave and electric hob
- Electrical wiring for heating water, live sockets and lights (light fixtures not included)
- Internal walls and ceilings will be finished with tongue and groove boards, ready for you to paint and decorate

We finish our office units to a high standard both inside and out. Furthermore, we work with you to ensure interior layouts suit your requirements. But this is your space, and we know you will want to put your stamp on it, so the decor will be entirely up to you!
It is preferable that the foundations are completed and level, in advance, ready to sit the Coal Bunker Pod onto. We then require a water supply, electrical supply and waste pipe located at the back end of the plot to connect the services.
